Sale leaseback volume climbing back from 2020, adviser says

by Andrea Zander

From a deal volume standpoint, sale leaseback activity reached 155 transactions, relatively in line with fourth quarter 2020, according to SLB Capital Advisors. The firm estimates the first quarter 2021 to have totaled $2.6 billion in deal value for the period, a decline versus first quarter 2020; however, the total is largely in line with a normalized, COVID-free first quarter 2019 ($2.5 billion).

The industrial segment continues to be strong, despite a decline in contribution from 2020. Volume in first quarter 2021 (69 transactions) was largely in line with first quarter-third quarter 2020 (60-70 transaction range); industrial sale leasebacks continue to demand attractive pricing, leading all sectors in contribution at 44 percent of total first quarter 2021 transactions.
